Croatia is on the path to becoming a member of the Organisation for Economic Co-operation and Development (OECD), which will bring significant changes to the real estate market. Planned legislative changes will allow foreign nationals from all OECD member countries to purchase properties in Croatia under the same conditions as Croatian citizens.
This liberalization opens doors for citizens from countries such as:
- Australia, Canada, Chile, Colombia, Costa Rica, Iceland, Israel, Japan, South Korea, Mexico, New Zealand, Norway, Switzerland, Turkey, the United Kingdom, and the United States.
- Additionally, countries that are adherents to the Codes of Liberalisation of Capital Movements are included, such as Argentina, Brazil, Peru, Thailand, and Indonesia.
The proposed legislative changes will remove the current restrictions tied to the reciprocity principle and the approval of the Minister of Justice, further simplifying the property acquisition process. Croatia is expected to join the OECD by 2026, which will further integrate it with global markets.
This market liberalization presents significant opportunities for foreign investors, potentially increasing demand for properties, especially along the coast and in tourist regions. It may lead to a new wave of demand, pressure on price growth, but also opportunities to attract strategic investments.
